Premier Flex Space Retail Building
Project Spotlight: Redefining Utah’s Commercial Landscape with 25,000 SF of Premier Flex Space
In the competitive world of Utah commercial real estate, speed and adaptability are the currencies of success. As the state’s economy continues to diversify—attracting everything from tech startups to logistics giants—the demand for versatile, high-performance facilities has never been higher.
Entering this dynamic market is EcoSteel’s latest project: a 25,000-square-foot Flex Space facility that is setting a new benchmark for speed to market and architectural excellence. This project is not just a building; it is a case study in how EcoSteel’s Pre-Engineered Metal Building (PEMB) systems are the absolute best fit for modern flex space development.
By combining rapid engineering with bespoke design, we are proving that developers no longer have to choose between a building that goes up fast and a building that stands out.
The Challenge: Speed vs. Design
For most developers, the construction process is a series of compromises. Traditional construction offers design freedom but moves at a glacial pace. Standard “cookie-cutter” metal buildings are fast but often lack the curb appeal required to attract high-value tenants.
For this specific Utah project, the mandate was clear: deliver a 25,000 sq. ft. facility that is architecturally striking andoperational in record time. The developer needed a partner who could navigate the complex permitting landscape of Utah quickly without sacrificing the aesthetic quality of the final product.
How EcoSteel Did It Best
1. Fastest to Permit Drawings
The critical bottleneck in any development is the pre-construction phase. This is where EcoSteel demonstrated unmatched efficiency. While traditional architectural firms can spend months iterating on structural details, EcoSteel’s integrated design-build approach accelerated the timeline significantly.
Leveraging our advanced 3D modeling and proprietary engineering software, we moved from concept to permit-ready drawings faster than any competitor in the region. By automating the structural engineering and detailing concurrently, we eliminated the friction that typically exists between architects and engineers. For this Utah project, this meant the developer could submit for permits weeks ahead of schedule, securing a crucial head start in a racing market.
2. Fastest to Delivery
Once permits are secured, the clock starts ticking on ROI. EcoSteel’s off-site fabrication model is the engine behind our speed. While the site work and foundation were being prepped in Utah, the building’s steel skeleton and insulated shell were already being manufactured with laser precision in the factory.
This parallel processing allowed for a rapid delivery timeline. The components arrived on-site ready for bolt-together assembly, drastically reducing construction waste and labor hours. This speed to delivery means the building reaches “dry-in” status sooner, allowing interior trades to begin work immediately and getting tenants in the door faster.
3. Creative and Flexible Design
Perhaps the most impressive aspect of this 25,000 sq. ft. facility is that it doesn’t look like a metal building.
Flex space tenants in Utah—whether they are outdoor gear manufacturers or tech R&D firms—demand an image that reflects their brand. EcoSteel provided the creative flexibility to break the mold. We moved beyond the standard “box” to deliver an architecturally pleasing structure with high-end curb appeal.
Our system allowed for the integration of:
- Expansive Glass Curtain Walls: Flooding the interior with natural light and creating a modern, inviting façade.
- Mixed Material Finishes: Seamlessly combining steel panels with stone or wood accents to blend with Utah’s rugged, natural landscape.
- Dynamic Rooflines: Moving away from flat, industrial silhouettes to create a building with character and presence.
The Best Fit for Flex Space Tenants
Ultimately, the value of the building is determined by its utility to the tenant. This 25,000 sq. ft. EcoSteel project is engineered to maximize leasing potential through three key features:
Clear-Span Capabilities
The beauty of EcoSteel’s structural strength is the ability to achieve massive clear spans without interior columns. For a 25,000 sq. ft. footprint, this is a game-changer. It offers tenants 100% usable floor area. A tenant can place warehouse racking, assembly lines, or open-plan office desks anywhere in the building without navigating around structural impediments. This adaptability allows the building to evolve with the tenant’s business, ensuring long-term occupancy.
High Ceilings and Volume
Modern businesses think in cubic feet, not just square feet. This facility features soaring ceiling heights that standard stick-built construction struggles to match economically. The high eaves provide ample vertical clearance for pallet racking or mezzanine levels, effectively doubling the usable space for storage or office expansion.
Superior Building Envelope
Utah’s climate swings from hot summers to snowy winters. The EcoSteel system utilizes high-performance Insulated Metal Panels (IMPs) that provide a continuous thermal barrier. This creates an incredibly energy-efficient shell, significantly lowering HVAC costs for tenants—a major selling point in lease negotiations.
Conclusion
The 25,000 sq. ft. Utah Flex Space project stands as proof of a new era in commercial development. It demonstrates that with EcoSteel, you don’t have to sacrifice creativity for speed. We delivered the permit drawings faster, we delivered the steel faster, and we delivered a building that creates a premium impression from the curb.
For developers looking to capitalize on the flex space revolution, EcoSteel provides the ultimate competitive advantage: the ability to build a better product, in less time, with zero compromises.

Prefab Steel Brewery
Commercial Brewery Construction & Steel Framed Brewing Buildings
Commercial breweries and prefab steel construction are truly a match made in heaven, and the Catskill Brewery stands as a prime example of the benefits that steel construction has to offer.
Our client needed a large space to house commercial-grade brewing equipment. This is an area in which steel building construction shines. Because steel framing can support the immense weight without the need for cumbersome support beams, we can accommodate large open style interiors. This design was perfect for the oversized fermentation equipment the brewery needs to craft its beer. For this project, we joined forces with River Architects to design custom trusses and clerestory windows. The interior space measures approximately 12,000 square feet – ample room for fermentation, tastings, and events.
New York state can experience brutal winters with temperatures often dropping into the teens. Our clients requested extreme insulation to help keep the heating and cooling costs for the large building low. We pre-engineered the project with insulated wall and roof panels to help maintain an optimal thermal envelope inside. The project even includes a section of planted, living roof to aid in runoff capture and added insulation. With a fire-resistant steel frame and Fire Rated panels to protect its combustible equipment, Catskill Brewery can rest assured that it will be brewing its beer for many years to come.

Another major benefit to building with steel is its versatility and customization options, all while providing an environmentally friendly alternative to traditional construction. This project was designed to mirror the charm of the surrounding Catskills region with a red barn style exterior. Solar panels on the roof ensure that Catskill Brewery can cut energy costs and live in line with its value of being a good steward to the environment.
